Introduction to Ty Newydd Holiday Accommodation
Ty Newydd is a traditional Welsh farmhouse and converted outbuildings which was built early/mid 1700’s. Ty Newydd is currently owned by Simon and Rachel Griffiths. Address: Ty Newydd, Llanfrynach, Brecon, POWYS, LD3 7LJ 01874 665797
Setting/location
- Ty Newydd is based next to a canal boat marina, set in a traditional farmhouse setting, including outbuildings
- It is no longer a working farm but is still quiet and rural
- The canal can be accessed from the house for gentle walks
- We are 3.5 miles from Brecon which has tourist information, supermarkets, post office, dentist, doctors, other emergency services and cafes/restaurants
- Llanfrynach village is 1 mile away
- Talybont village is 3 miles away and has pubs, restaurants, post-office, village shop and a cafe
Travel/transport
- Ty Newydd is accessed down a long tarmacked drive which has speed bumps
- The court yard car park has ample space, is level and close to guest entrance. It is gravelled in the middle and traditional cobbles are visible round the edges
- Abergavenny train station is 45 minutes’ drive
- Brecon bus station is a 3.5 miles away (buses run from Brecon to the end of Ty Newydds drive, these are reliable but infrequent)
- Buses run from Abergavenny to Brecon and stop at the end of Ty Newydds drive (buses are reliable but infrequent)
- We are on the Ordnance Survey map, grid reference (x(308692) y(225984))
Ty Newydd Farmhouse
Ty Newydd Farmhouse was extensively modernised between May 2008 and March 2010 to the satisfaction of our guests. Ty Newydd has 4 spacious rooms with ensuites (3 double, 1 twin). It must be noted that Ty Newydd’s character is due to its age and therefore is different to todays modern building design.
Ty Newydd Approach
- One parking space per room is allocated, in private gravel courtyard
- Paving slabs to guest entrance
Ground floor (Entrance, Breakfast rm, Conservatory, Boot rm)
- Private guest entrance with Yale locks
- Hall Way/Entrance (dim: 245×260). Hall Way leads to guest breakfast room and stairs to 1st floor
- Breakfast Room (dim:535×375) leads to Boot Room (1 step down) and a Conservatory at the front of the house (3 steps down)
- Breakfast Room can seat 10, tables and chairs are not fixed. Floor is not level
- Conservatory (dim: 425×295) has double doors leading outside to large level patio which has a big step down to garden. Seating is not fixed
Accommodation 1st Floor (Landing, Bed rm1, Bed rm2)
- Accessed via winding staircase of 15 steps with handrail on right hand side going up
- Bedroom 1 (dim: 385×340) – double room with en-suite (dim:170×240)
- Bedroom 2 (dim: 385×350) – double room with en-suite (dim: 240×200)
Accommodation 2nd Floor (Landing, Bed rm3, Bed rm4)
- Accessed via second winding staircase of 11 steps with handrail on right hand side going up
- Bedroom 3 (dim: 490×300 + 235×180) – double room with room for 2 further camp-beds with en-suite (dim: 180×185)
- Bedroom 4 (dim:x330x490) – twin room with en-suite (dim: 180×260)
Notes on Accommodation
- Bedding is non-feather pillows and duvets with poly-cotton covers and sheets
- Remote control Wall mounted flat screen TV
- All bedrooms are en-suites with a bath and flexible shower head over
- Mobile phone reception is generally good
- No Pets in the house – unfortunately we are unable to welcome assistance dogs in the house
- No Smoking in the house
- Doors to Bedrooms and Breakfast Room are fire doors (these are quite heavy)
- Hall and Breakfast Room and Bedroom 2 have reclaimed wooden floors (not level)
- Bedrooms 1,3,4 and Stairs and landings have short pile carpet
- Plugs and light switches are standard
- Doorways vary in both height and width
- Bedrooms 3 and 4 are in the eaves and have sloping roofs with various head heights
Dragonfly Cottage
Dragonfly cottage was converted between May 2008 and Dec 2008. Dragonfly has two bedrooms, one family bathroom, sitting/dinner/kitchen on one floor.

- Two parking space allocated, in private gravel courtyard in front of propery
- No garden, small cobbled patio area at front leading to entrance. One step upto door
Living Area
- Single storey barn conversion, all on one level, no steps
- Open plan, kitchen, sitting room and dining area.
- Seating for four. Furniture not fixed
Bedrooms
- One double room with kingsize bed. Has one low beam, approximately 180cm from floor
- One twin bedded room with zip and link for superking bed
Bathroom
- Modern family bathroom, including toilet, sink and bath with shower over
- Toilet accessible from the left, height 43cm
- Taps mixer in bath and sink
Notes on Accommodation
- Bedding is non-feather pillows and duvets with poly-cotton covers and sheets
- Flooring is quality laminate throughout
- Remote control Wall mounted flat screen TV
- Mobile phone reception is patchy in the property due to high levels of insulation
- One well behaved dog is allowed
- No Smoking in the house
- Plugs and light switches are standard
- Internal doors are standard
- No barbeques
