Access Statement

This access statement has been written to comply with the Disability Discrimination Legislation.  We hope to ensure that visitors have reliable information when deciding where to stay, and so we suggest you look at our virtual tours which illustrate perfectly the layout of each of our accommodation in clear detail.

Introduction to Ty Newydd Holiday Accommodation

Ty Newydd is a traditional Welsh farmhouse and converted outbuildings which was built early/mid 1700’s. Ty Newydd is currently owned by Simon and Rachel Griffiths.  Address:  Ty Newydd, Llanfrynach, Brecon, POWYS, LD3 7LJ  01874 665797

Setting/location
  • Ty Newydd is based next to a canal boat marina, set in a traditional farmhouse setting, including outbuildings
  • It is no longer a working farm but is still quiet and rural
  • The canal can be accessed from the house for gentle walks
  • We are 3.5 miles from Brecon which has tourist information, supermarkets, post office, dentist, doctors, other emergency services and cafes/restaurants
  • Pencelli village is 1.5 miles away with one pub
  • Talybont village is 3 miles away and has pubs, restaurants, post-office, village shop and a cafe
Travel/transport
  • Ty Newydd is accessed down a long tarmacked drive which has speed bumps
  • Abergavenny train station is 45 minutes’ drive
  • Brecon bus station is a 3.5 miles away (buses run from Brecon to the end of Ty Newydds drive, these are reliable but infrequent)
  • Buses run from Abergavenny to Brecon and stop at the end of Ty Newydds drive (buses are reliable but infrequent)
  • We are on the Ordnance Survey map, grid reference (x(308692) y(225984))
Ty Newydd Farmhouse B&B

Ty Newydd Farmhouse was extensively modernised between May 2008 and March 2010 to the satisfaction of our guests.  Ty Newydd has 4 spacious rooms with ensuites (3 double, 1 twin).  It must be noted that Ty Newydd’s character is due to its age and therefore is different to todays modern building design.

General Layout

The guest breakfast room and conservatory (steps down) are on the ground floor.  Bedrooms 1 and 2 are on the first floor with a staircase winding round to the left/hand rail on right.  Bedrooms 3 and 4 are in the attic (second floor) with compromised head room in some areas.  The stairs wind round to the left with hand rail on the right.

  • One parking space per room is allocated, in private gravel courtyard
  • Paving slabs to guest entrance
Dragonfly Cottage

Dragonfly Cottage was developed in 2009.  It is an old Coach House and set in the courtyard.  

General Layout

It is all one level, with a step up.  It has an open plan dining/kitchen/sitting area.  One Double is at one end of the property and a twin and family bathroom is at the other.  The bathroom has a bath with shower over.  There is electric heating and a wood burner.

  • Two parking spaces and an allocated patio area
  • Gravel and cobbles to entrance.  One step up to entrance
Bullrush Barn

Bullrush Barn was developed in 2012.  It is an old Hay Barn and set in the courtyard, with private access from the far side, facing East.  Allocated parking and private garden.

General Layout

Ground floor is open plan dining/kitchen/sitting area, with toilet/utility.  Two Doubles and one twin and family bathroom and a separate shower room (no toilet) are on the first floor.  Stair access, winding to the right with hand rails on either side.  Fully enclosed flat garden and patio, leading down to sunken patio and entrance

Approach 
  • Three parking spaces
  • Paving to entrance.  Steps onto second patio area.  Step up into cottage
Marina View

Bullrush Barn was developed in 2017.  It is an old Hay Barn and set in the courtyard, with private access from the far side, facing East.  Allocated parking and private garden.

General Layout

Ground floor is a very spacious open plan dining/kitchen/sitting area.  Two Doubles and one twin and family bathroom and family shower room on the first floor.  Stair access, winding to the left with hand rails on either side.  Fully enclosed garden and patio.  Step up to grassed lawn area.

  • Paving to entrance.  One step up into cottage
Captains Lookout

Studios apartment in courtyard which was once the Granary.   Its conversion was completed in 2019.  The entrance is on the first floor accessed via external stone steps.

General Layout

Small but perfectly suited for short stays.  It has kitchenette, and large walk in shower.  Kingsize bed and small sitting area.  There is a small mezzanine, with additional seating, which can be accessed via “Dutch stairs”.  No outside space.

  • Walk on gravel from car to external stone steps to entrance door
